Given today’s opportunities in capitalizing on distressed and devalued homes, many lender-owned REO homes are available at a discount. Our acquisition strategy focuses on San Francisco Bay Area, primarily in locations that are along the corridors of public transit such as BART and CalTrain, and the ferry system. Our top areas of focus are Vallejo, San Pablo, Bay Point-Pittsburgh, Hayward, East Palo Alto and Redwood City to name a few locations.
Our team view and select properties of interest, and provide our investors an overview of the investment potential with a pro-forma rental revenue projection and ownership expense including property taxes and insurance, local taxes and fees, and mortgage estimates to come up with a cash on cash return figure. There is also an estimate based on the property condition as to the remodeling cost to bring it back to rentable condition.
Below is a schedule of our fees and the different components of our end-to-end service package.
Real Estate Acquisition
We represent our investors as the buyer’s agent in the traditional fashion.
Renovation and Remodeling of Foreclosed Homes
After closing escrow and completing the purchase transaction, homes are bidded out to contractors for remodeling and restoring to rentable condition.
Leasing of Remodeled Properties
We put renters in your rental homes. Our team of leasing professional will advertise and show the property to potential renters, screen their application and interview each tenant for best fit. Leases are standard 1-yr lease.
Ongoing Property Management
All monthly rent collection and tenant issues are included in our monthly maintenance and property management service. We also maintain standard book-keeping for our clients
Fee Schedule
Real Estate Acquisition - Traditional brokerage fee will be the responsibility of seller in the transaction and paid out from escrow.
Renovation & Remodeling of Foreclosed Homes - Charge is 15% charge on top of the final bid from contractors as our fee to manage and oversee the completion of our remodeling project.
Leasing of Remodeled Properties - Charge is 75% of the first month rent for a standard 1-yr lease.
Ongoing Property Management Fee - Charge is 10% of the monthly rent. We have a network of real estate professionals we recommend. If CPA service or other professional service such as tenancy issues requiring legal advice surfaces, all professional service charges are passed through to investor.
